Scott Goldstein

Scott Goldstein

Managing Partner

Scott Goldstein is the founder and Managing Partner of Prospect Street Capital. Under Mr. Goldstein's leadership the firm has completed over $500 million of acquisition and development. Mr. Goldstein led the acquisition and asset management of the Peccole-family portfolio acquisition totaling ten properties valued at $130 million.

Prior to founding Prospect Street Capital, Mr. Goldstein worked at Blackstone as a Principal in their real estate group. While at Blackstone, he worked on the asset management efforts of the ShopCore portfolio, a $2bn investment in the firm's core plus platform. Prior to Blackstone, Mr. Goldstein worked at General Growth Properties as Senior Director of Investments where he led over $2 billion of acquisitions. He also worked at Goldman Sachs as an Associate in their Real Estate and lodging group. Mr. Goldstein received his bachelor's degrees in American Studies from Georgetown University and his MBA from the Tuck School of Business at Dartmouth.

Marc Philippi

Sr. VP of Acquisitions

Marc Philippi is an associate at Prospect Street Capital. In this role, Mr. Philippi is responsible for acquisition, asset management, and disposition within the company's portfolio. Mr. Philippi assisted in the Peccole-family portfolio transaction totaling ten properties valued at $130 million.

Prior to joining the Prospect Street Capital team, Mr. Philippi was a real estate development analyst at Nevada HAND, Nevada's largest affordable multi-family developer where he helped underwrite and structure Low Income Housing Tax Credits projects. Marc began his career at First Savings Bank where he was responsible for financing construction, bridge and permanent loans across a wide array of commercial property types. Mr. Philippi earned both his bachelor's degree in Business Administration and MBA with a concentration in Finance from the University of Nevada, Las Vegas, where he was a student-athlete for four years.

John Curran

John Curran

Sr. VP of Development

John Curran is the Director of Development at Prospect Street Capital. In this role, Mr. Curran leads development efforts, executing a project vision from inception to completion.

Prior to joining Prospect Street Capital, Mr. Curran was the Senior Vice President of Development for Dapper Companies, a vertically integrated commercial real estate firm with projects throughout Southern Nevada. In this role, he managed twelve development projects ranging from $3-40M each, including ground up retail, office, and adaptive reuse projects. Before Dapper Comapanies, Mr. Curran was the Real Estate Portfolio Manager for Downtown Project, a $350M urban redevelopment effort founded by the late Zappos.com CEO Tony Hsieh. Mr. Curran earned both his Bachelor's Degree in Urban Studies and a Masters in Urban Planning from the University of Pennsylvania.
