THE FIRM EXECUTES A VALUE-ORIENTED INVESTOR-OPERATOR STRATEGY FOCUSED ON ACQUIRING HIGH QUALITY REAL ESTATE BELOW ITS INTRINSIC VALUE AND IMPLEMENTING TACTICAL VALUE-ADD INITIATIVES THROUGH HANDS-ON EXECUTION.

NEIGHBORHOOD CONVICTION

Prospect Street focuses its efforts on investing and operating at scale in specific neighborhoods that demonstrate high quality demographics, receive positive feedback from tenants and display a secular growth pattern. Over time Prospect Street’s investment creates a strong stakeholder network and pricing power.

INTRINSIC VALUATION

The firm underwrites projects based on the building replacement cost as well as the neighborhood’s leasing supply/demand dynamics and secular demand drivers. Our valuation strategies allow us to create a thoughtful and flexible business plan to maximize our community’s and investor’s return.

STRATEGIC ASSET MANAGEMENT

Our team actively manages our projects to ensure high quality execution from acquisition/development to stabilization. The team’s focus on asset and property-level details affords us the ability to make tactical real-time decisions, maintain a flexible business plan, and develop deep tenant relationships.

B2B FOCUS

Prospect Street primarily engages in business to business (“B2B”) real estate projects. Our emphasis on this strategy helps us develop repeatable relationships with organizations that have a clear mandate. Our focus on B2B creates an efficient and sustainable business model that is clear to our partners and aligns us with key stakeholders.
